Months of Inventory

Lancaster County’s months of inventory held steady at 1.45 in June, down 12.1% from a year ago and roughly flat month over month.

For buyers, that means a still-limited pool of homes to choose from and continued competition. For sellers, it’s a strong sign that demand remains ahead of supply.

Active Listings

Active listings in Lancaster totaled 603 in June, with a median list price of $425,000, down 3.4% from May.

That dip gives buyers a little more room to negotiate on active inventory than the rest of the market might suggest. Sellers should price competitively rather than testing the top of the market.

Median Days on Market

Homes in Lancaster spent a median of just 5 days on the market in June.

Lancaster sellers landed 104.9% of their asking price on average in June, up 1.39% from May.

The median sold price in Lancaster hit $385,000 in June, up about 4% from May.

RPR’s estimated median property value for Lancaster County climbed to $407,410 in June, up 5.1% over the past year.

Months of Inventory

York County’s months of inventory ticked up to 1.69 in June, up 3.7% from May but still down 12.9% from a year ago.

There’s a touch more breathing room for York buyers than a year ago, but sellers still hold the overall advantage.

Active Listings

Active listings in York totaled 807 in June, with a median list price of $379,900, up 2.8% from May.

Rising list prices on active inventory show sellers gaining confidence. Buyers should expect list prices to keep firming up through the summer.

Median Days on Market

Homes in York spent a median of just 5 days on the market in June, matching Lancaster’s pace.

Sellers should expect quick interest once a home is listed. Buyers need to be ready to act the moment the right home appears.

Sold to List Price %

York sellers landed 100.7% of asking price on average in June, essentially flat compared to May.

Buyers still need to bring competitive offers, but there’s a bit less pressure here than in Lancaster’s hotter market.

Median Sold Price

The median sold price in York hit $320,000 in June, up 6.7% from May, the single strongest monthly move we tracked this month.

Median Estimated Property Value

RPR’s estimated median property value for York County rose to $321,070 in June, up 4.4% over the past year.

That’s steady, healthy appreciation for sellers to build on, and a reminder for buyers that affordability here won’t last forever.

If you’re buying in York or Lancaster County right now, the biggest thing to know is that inventory is still tight in both markets, and homes are moving in about five days once they’re listed. That means getting your financing pre-approved and your must-have list finalized before you start touring, because hesitation costs you the house. Both counties are still seeing prices climb month over month, so waiting for a better deal later isn’t likely to pay off the way it might have a few years ago.

If you’re selling, June’s numbers are about as favorable as it gets. Lancaster sellers are averaging just under 105% of asking price, and York sellers are right around full ask, both signs that well-priced homes are attracting real competition. With days on market holding at five in both counties and prices trending upward, this is a strong window to list, especially if you’ve been waiting to see how the spring market would shake out.

If that trend continues, the price gap between the two counties could start to narrow over the next few months, worth keeping an eye on whether you’re buying in York hoping for relative affordability, or selling in Lancaster and wondering how much room is left to run.
