What This Tells Us
Buyers, the two counties are asking different things of you right now. In Lancaster County, with homes selling in a median of 6 days at 102.9% of list, you’ll want your financing lined up and your strategy ready before you tour. In York County, with homes taking 10 days and closing at 99.8% of list, you have a bit more room to compare, take a breath, and negotiate.
Sellers, Lancaster still has you in the driver’s seat, but asking prices are softening, so price to the current numbers rather than where you hope they land. In York, where list prices are inching up while homes take a little longer and sell just under asking, pricing it right from day one is what separates the quick sale from the slow one.
One Thing to Watch
Keep an eye on asking prices in each county, because they’re moving in opposite directions. Lancaster’s active list price slipped 2% while homes still sold above asking, but York’s active list price rose 1.7% even as days on market stretched to 10 and sales closed just under list. If York sellers keep pushing prices up while the pace slows, that gap between asking and selling could widen next month.
