You’ve made it through negotiations, inspections, and financing — and now it’s almost time to celebrate! Closing day is the final milestone before you officially become the owner of your new home. Before popping the champagne, there are a few final details to take care of.
Final Walk-Through Inspection
Typically scheduled the day before or the day of closing, the final walk-through gives you one last chance to ensure everything is in the condition agreed upon in your contract.
During the walk-through, we’ll verify that:
• All agreed-upon repairs have been completed
• Systems and appliances are working properly
• No unexpected damage has occurred since your last visit
• The seller has removed all personal belongings not included in the sale
This step is usually quick and simple — but it gives you peace of mind before signing the final paperwork.
Home Services and Utilities
Before you move in, you’ll need to transfer or activate essential home services such as electricity, water, gas, internet, and trash collection. I’ll provide a list of local utility companies and service providers to make this process easy and organized.
Scheduling these connections in advance ensures everything is up and running when you arrive at your new home.
Be Prepared
Even at the finish line, small issues can occasionally arise — a delayed wire, a missing document, or something unexpected at the property. Don’t worry; that’s what I’m here for. I’ve helped many clients through these final steps and can resolve last-minute challenges quickly and calmly so your move remains as smooth as possible.
Closing Day
At the closing table, the settlement process becomes official. The closing agent (title company or attorney) will review a settlement statement, which itemizes all financial details of the transaction. You’ll sign this document — along with your loan paperwork, if applicable — confirming everything is accurate.
If you can’t attend in person, we can often arrange for a remote or mail-away closing depending on your lender’s requirements.
When bringing funds to closing, you can either:
• Wire your closing funds directly to the title company’s escrow account, or
• Bring a certified bank check for the final amount due
Once all documents are signed and funds are received, ownership is officially transferred. The seller will provide keys, garage remotes, gate passes, and any important home information so you can start settling in right away.
