You’ve made it to the finish line — closing day! After all the preparation, showings, negotiations, and inspections, it’s almost time to celebrate the successful sale of your home. Before we hand over the keys, there are just a few final details to take care of.
Final Walk-Through Inspection
The final walk-through is typically scheduled the day before or the day of closing. It gives the buyer a chance to confirm that the property is in the same condition as when they made their offer, that any agreed-upon repairs have been completed, and that no unexpected issues have appeared.
This step is generally quick and straightforward, but I’ll stay available in case anything comes up so that we can handle it promptly and keep the transaction on track.
Cancel Home Services and Utilities
After closing, you’ll need to cancel or transfer your home services and utilities. This includes electricity, water, gas, internet, and trash collection. I’ll provide a checklist and contact information for local providers to make this process simple.
Scheduling cancellations for the day after closing ensures there’s no service interruption for the buyer while giving you a smooth transition.
Be Prepared
Even at the last stage, small hiccups can occasionally occur — from a last-minute repair issue to a delay in the buyer’s loan funding. Don’t worry; I’ve handled these situations many times and will help resolve them quickly and calmly.

The Closing Process
At closing, the title company or closing attorney will prepare a settlement statement, detailing every financial aspect of the transaction. Both you and the buyer will sign this document, along with any final paperwork required to officially transfer ownership.
If you can’t attend in person, remote or mail-away closings are often available with advance notice.
When it’s time to receive your proceeds, you can choose to have the funds wired directly to your bank account or receive a certified check at closing. Beforehand, make arrangements to provide the buyer with all keys, garage openers, gate codes, and any important home information, ensuring a smooth handoff.
